An Opportunity Fund is the vehicle for investing in opportunity zones. Your deferred capital gains taxes are routed into the fund allowing for the fund to invest in properties/businesses whilst placing a hold on tax payment until December 31,2026.

Upon investing in an opportunity fund, your capital gains taxes are immediately deferred. That money is then put into the chosen fund and invested properties/businesses within opportunity zones. Prudent investors who defer their taxes in 2021, can enjoy a 10% decrease when capital gates taxes become due December 31, 2026 (5 years). After 7 years, that becomes 15%. After 10 years, you can elect to match your basis to the fair market value and exclude gain from the sale.
Any inclusion event, ends your investment. Inclusion events are: merger, liquidation, gift/transfer, distribution in excess of investor adj basis, reorganizations, changes to entity classification, etc.
